Job Description

The McCullers Group is a real estate development advisory and delivery practice, providing public and private sector clients with best-in-class results across three primary service lines: Predevelopment Planning, Project Management, and Operational Optimization. We accomplish this by navigating our clients through an effective process from project visioning, market and financial feasibility, project funding analysis, public private partnership development advisory, planning, construction management, and facility management.

We seek to create legacy projects that provide significant community impact.

The Project Manager will focus primarily on predevelopment planning for multi-use sports and recreation facilities, arena and entertainment venues, and surrounding commercial mixed-use developments with a key priority to advance and close projects on behalf of our clients. The Project Manager should have a expertise in the planning and execution of multi-use venues and commercial mixed-use developments, collaborating closely with other members of the McCullers executive team to ensure the successful execution of projects and a positive client experience.

Key Responsibilities/Duties

1.       Client Communication

a.       Interact directly with clients as a trusted main point of contact: Define project requirements, prepares scope of work, project delivery resource requirements, work plan schedule & achievements, quality control, and risk identification.

b.       Execute client communication and reporting requirements: Manage communication efforts, distribute meeting agendas and notes, produce periodic reports providing accurate project updates to clients and internal management.

2.       Development Financing

a.       Research and identify development financing incentives from local, state, and federal sources to use in support of the project.

b.       Meet with public stakeholders at the local and state levels to discuss development incentives and procure funds in support of the project.

3.       Market & Financial Feasibility

a.       Conduct market and submarket analysis to inform regarding development program recommendations and product mix; economic and demographic research, and comparable and competitive profiles for consideration (internally or through subcontractor).

b.       Develop operating pro forma for various master plan components (internally or through subcontractor).

c.       Create project sources and uses models and capital stack projections.

4.       Personnel & Deliverable Management 

a.       Oversee Project Coordinators (PC): creating and managing deliverables, assigning and delegating tasks to employees best positioned to complete them, monitoring work product for accuracy/quality and providing feedback, provide direction, conduct periodic performance reviews.

5.       Strategy

a.       Formulate project/development strategy to achieve client objectives, create a viable funding/financing plan, advance the project, and maintain the project schedule.

b.       Develop project schedules including predevelopment, preconstruction, and construction phases to monitor and track project progress. Identify key project milestones and deadlines, keep clients informed of impending deadline dates and project schedule implications.

c.       Tracks progress of each project against goals objectives, approved budgets, approved timelines. Reports status and variances, builds action plans to meet objectives.

d.       Identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

e.       Continuously manage and update McCullers internal project management software to ensure accurate representation of project circumstances, schedule and milestones, action items, and deliverables.

6.       Predevelopment Technical Assessment [With VPPM support]

a.       Establish and maintain relationships with third parties/vendors/stakeholders.

b.       Perform site selection and analysis.

c.       Evaluation of conceptual design, test fits, and development masterplans produced by architects.

d.       Assess traffic and parking requirements; oversee traffic impact study as required.

e.       Assess zoning/permitting/municipal land use requirements.

f.        Assess other municipal planning process requirements interfacing with municipal planning staff as required.

g.       Identification, procurement and management of needed subcontractors and consultants.

 

7.       Contract Management [With President/CEO support]

a.       Create and negotiate (as appropriate) LOI/MOU documents for facility and development land lease agreements, land purchase options, municipal funding agreements, development agreements and other related documents.

b.       Manage navigation of LOI/MOU documents to long form agreements; interface with client or McCullers legal representatives as necessary.

8.       Business Development

a.       Assist with identifying and qualifying prospects, developing services scope and deliverables, and generating proposals.

9.       Miscellaneous

a.       Contribute overall to McCullers business growth, strategy, planning and development.

b.       Travel to various markets throughout the United States to represent McCullers and oversee project deliverables.

c.       Use and continually develop leadership skills.

d.       Attend conferences and training as required to maintain proficiency.

e.       Perform other related duties as assigned.

Qualifications/Skills

·       Bachelor’s degree in Finance, Real Estate, Business Management or Analytics, Engineering, Construction Management, or equivalent from appropriate 4-year college program.

·       4+ years proven working experience in development planning and execution.

·       Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information and influence audiences and outcomes. Ability to effectively negotiate with contractors and municipal officials.

·       Ability to solve problems.

·       Experience in multi-use sport, recreation, or entertainment venues and/or commercial mixed-use developments.

·       Flexible schedule to accommodate travel.

·       Strong working knowledge of Microsoft Office.

·       Project Management Professional (PMP) / PRINCE II or LEED certification (Not required).

·       Experience with project management software tools.

Salary & Benefits

·       Salary: 70K-110K depending on relevant experience.

·       Additional bonus incentives of up to 15% of base salary.

·       Paid time off and holidays.
