Property Manager
The Property Manager will be responsible for the operations and management of short-term and long-term rental properties. In addition, as a licensed real estate agent and property manager, they will support the Director of Sales on her days off/vacations.
Short-Term and Long-Term Rental Program
- Develop standards and best practices for industry leadership.
- Ensure all short-term VHR permits are renewed annually and never expire.
- Serve as the Douglas County contact person for Homeowners/Tahoe Beach Club.
- Liaise with homeowners, providing valuable information such as market rental rates, rental requests, and maintenance needs.
- Field rental guest inquiries and complete bookings.
- Liaise with the Marketing team to ensure maximum exposure to client markets.
- Using the Club's tools and procedures, follow up on all prospective renter inquiries.
- Liaise with the Residential Services Manager to ensure appropriate home inspections and repairs are made.
- Provide codes for garage, elevator, pool, fitness, and unit access for rental guests.
- Develop and implement check-in procedures for rental guests
- Develop and implement check-out procedures for rental guests
- Provide Ambassadors and Residential Services with check-in and check-out procedures.
- Develop and implement renter engagement methods for use by the Property Manager, Residential Services, and Ambassadors
- Conduct Club and property orientations for rental guests
- Train Ambassadors to conduct Club and property orientations when the PM is not on site.
- Prepare management and variance reports comparing actual results to the budget and prior year including rate, occupancy, revpar, and expenses.
- Coordinate with Privacy to be the after-hours contact for check-ins.
- Ensure pre- and post-checkout unit inspections, including checklist completion, pictures, and videos.
- Serve as the local contact person for all managed homes.
- Develop effective strategies to communicate with other departments.
- Track all expenses related to Property Management not accounted for in Lodgix.
- Coordinate with the accounting team to ensure TOT tax and other fees are paid.
- Network with Club members to secure new property management clients.
- Send each rental guest a post-stay survey to discover areas of improvement and opportunities for staff acknowledgment. Create action items and follow up on any glitches or areas of improvement.
- Other duties as assigned by the General Manager or Sale Director.
Reservations / Concierge Services
- Responsible for all special requests.
- Handle all welcoming and member services related to lodging, including arrivals, departures, welcoming notes, and in-home services.
- Assist in executing the provision program for homes.
Assist Sales Team
- Provide coverage for the Director of Sales on her days off/vacation time including showing property and lead
Requirements
- Bachelor’s degree combined with a minimum of 3 years’ experience in a similar or relevant capacity.
- Nevada Real Estate License
- Property Management License or ability to quickly obtain a Property Management License
- Must possess a positive attitude.
- Proven record of exceptionally high organizational skills.
- Proven record of exceptionally high ethical behavior.
- Effective communication skills (written and verbal).
- Ability to adapt to a flexible and fast-paced work schedule.
- Ability to multitask.
- Must be able to work flexible hours.

Base Salary: $50,000/year
Commission: 2% on 1st $1,000,000 of total revenue. 3% on all revenue exceeding $1,000,000.
(Current commission based on rental revenues is $16,000/year)
